I spent a lot of time trying to get a cash out refinance on a home I purchased through my LLC. This was nearly impossible without first taking it out of my LLC and then put it back at a later date (or so I was told by so many financial institutions). I owned the home entirely and should have been a no-brainer to use the equity in this fully remodeled home. After some extensive and exhausting research, along came came Source Capital one of the last shots at getting this done. Source Capital is by far the best non-prime lender around (and I used to be a mortgage broker). Ryan was an absolute pleasure to deal with right from the start. It may have been the smoothest and easiest mortgage transaction I have ever dealt with.From start to finish it was about 2 weeks from application to close of escrow. No BS, very upfront about the deal and NOTHING changed in the deal. Fees and rate were better than expected and better than similar lenders. Once we were in processing Marie took charge of all the paperwork, very on top of things and also was an absolute pleasure to work with.If you need a non-prime loan, look no further. I had a transaction that needed to close in 14 days. Sacha committed to doing it. He spelled out the terms and what was required. We uploaded the documentation required that same day. A simple valuation was completed and documents were underwritten. Ten days later we were waiting on the title company to close the loan... Dealing with hard money lenders are a major drag. They lack transparency, communication, and normally keep you guessing. Sacha and his team are superior in this industry and break the traditional rules. They communicate, they answer their phone, they make your needs feel important and work over time to make sure your deadlines are kept. I have done a few loans with Source One and the experience has always been smooth. Sacha responded fast to emails and call with questions about the terms and process each time and once the commitment was agreed to the process was easy. I was cleary hesitate to contact a hard money loan company through a website, without a face to face meeting or anyone recommendation, how could be possible over million dollar deal went through? But, Ryan Burns made this happen, after the 1st phone consultation, I decided to fill in application, and give out my personal information, we talked almost every two or three days to make sure the deal is there and nothing falling through.The most amazing feel is Ryan complete the task on time, if he says he will provide the LOI by 5pm, you will get it. I was very pleased to work with Source Capital, there are plenty hard money loan company there, but Ryan will still be my first choice for my next project.

i was referred by a trusted business colleague and my particular experience from the outset was extremely fruitful and exceeded my expectations. The application process was very straightforward but subject to some delays of my own making. Sacha was very patient and ultimately delivered a proposal which perfectly suited my requirements. My first experience with Sacha was in 2011 and we have closed many loans since then.Sacha, Ryan and Marie are always professional, on time and on the top of it. Excellent and fast and easy communication.Their process is very convenient, mostly paperless and a lot can be done fast and remotely. If you have equity in your house they will work with you even if you have low credit score.Recommend them highly.

I think the fees were a little bit higher than other companies, but overall the experience was good and professionally handled. This was a pleasant change of pace from other companies I have tried.
